Our company offers a comprehensive approach to resolving issues of legalizing unauthorizedly built real estate objects (as well as extensions or reconstructions), and the correct registration of construction (in the case of new construction), as well as changing the intended purpose of buildings and structures, and changing the intended purpose of land plots.

The procedure for registering real estate objects includes:

• conducting an analysis of your object and determining possible options for its registration (including taking into account the legally permitted "Construction amnesties" that apply to certain categories of objects);

• preparing a sketch of the development intention (or urban planning calculation);

• ordering a Construction Passport or Urban Planning Conditions and Restrictions;

• submitting a notification of the start of construction work;

• conducting a technical inventory of a house or other building, and preparing a technical passport;

• submitting a declaration of readiness of the object;

• accepting the real estate object into operation;

• registering the property right to the real estate object.

Procedure for changing the purpose of land plots that are privately owned:

• execution of a notarial statement by the owner of the land plot regarding the desire to change the purpose of the land plot;

• preparation of a land management project regarding the change of the purpose of the land plot;

• attachment to the developed land management project regarding the change of the purpose of the land plot of the necessary additional documents and extracts (if necessary);

• approval of the developed Land Management Project regarding the change of the purpose of the land plot by the local government body (or the relevant Local Military Administration in case of its formation);

• making changes to the exchange file in the State Land Cadastre regarding the change of the purpose of the land plot.

Notes

• if the settlement in which the land plot is located has developed and approved urban planning documentation (General Plan), in which the purpose of the land plot coincides with that planned after the change of purpose - there is a simplified procedure for changing the purpose (without developing a Land Management Project);

• if it is planned to change the purpose of the leased plot that is in the use of the Customer - it is mandatory to obtain the consent of the Local Government Authority; and after changing the purpose, it is necessary to make appropriate changes to the Land Lease Agreement regarding its purpose.
