Technical inspection of buildings and structures

Technical inspection of buildings and structures - what is it

Technical inspection of buildings and structures is a set of measures aimed at determining their technical condition, structural reliability and operational safety.

The main purpose of the inspection is to ensure the safe use of the facility and predict its operational life.

The procedure is carried out in accordance with standards, in particular DSTU-N B V.1.2-18:2016, which regulates the procedure for conducting a technical inspection, methods of control and analysis.

The inspection involves checking the main structural elements (foundations, walls, ceilings) and assessing their compliance with regulatory requirements. This is an important stage in the process of reconstruction, major repairs or changing the functional purpose of the structure.

Main stages of technical inspection

According to DSTU-N B V.1.2-18:2016, technical inspection of buildings is carried out in several stages:

• preparatory stage: Analysis of design documentation, obtaining information about previous repairs and operation;

• visual inspection: Checking external signs of damage, cracks, deformations;

• instrumental methods: Using geodetic equipment, ultrasound, radiography and other methods to assess the condition of materials;

• laboratory tests: Studying samples of materials to determine their strength and resistance to external influences;

• report preparation: Drawing up a document with conclusions about the technical condition of the building and recommendations for further actions.

When is it necessary to perform a technical inspection

According to the standards, a technical inspection of buildings must be carried out in the following cases:

• before reconstruction or major repairs;

• in the event of a change in the functional purpose of the building;

• to record damage and destruction of buildings and structures as a result of the armed aggression of the Russian Federation against Ukraine;

• after the impact of natural phenomena (earthquakes, floods, hurricanes);

• if the service life of the facility has exceeded 50 years;

• for facilities that are in a state of emergency;

• regular periodic inspection of buildings and structures;

• other cases.

Regular inspection contributes to the timely detection of defects and the extension of the service life of the building.

Advantages of conducting a technical inspection

Technical inspection is important for ensuring the safety of buildings and structures. The main advantages:

• timely detection of structural defects;

• forecasting the remaining service life of the facility;

• preparation for reconstruction or modernization;

• reduction of the risks of emergency situations;

• compliance with the requirements of legislation and regulations.
