• total area;
• location (urban or suburban development, settlement);
• location in the city and accessibility of infrastructure (center, suburbs);
• year of construction;
• condition of the object;
• other parameters.
Important point: all expert opinions on the value of real estate can be performed only by certified appraisers and must be drawn up in the form of a Report corresponding to the national standard. Otherwise, the notary may refuse to confirm the legality of the transaction.
Normative monetary valuation of land plots
Normative monetary valuation of land plots is an assessment that must be carried out when concluding land lease agreements, for calculating tax obligations, and in some other cases.
Features of implementing the regulatory and monetary valuation of land plots
Land plots within settlements (of any purpose):
• for land plots within settlements, a normative monetary assessment has already been carried out under the national program and under the programs of local communities;
• updating the normative monetary assessment of land plots within settlements, in accordance with the provisions of the Legislation, should be carried out every 5-7 years. The responsibility for updating the normative monetary assessment of land within settlements is currently assigned to local territorial communities;
• to obtain Extracts on the normative monetary assessment of such land plots, you must order and receive an Extract through the portal of the State Geocadastre or the Centers for the Provision of Administrative Services (CNAP);

Agricultural land plots outside settlements
• for agricultural land plots outside settlements, a normative monetary assessment has already been carried out under the national program;

• develop Technical documentation on the normative-monetary assessment of the land plot (certified land management organizations have the right to develop this type of documentation; our Company also specializes in the production of such Technical documentation);
• approve it in local government bodies or State authorities (according to the status of a specific land plot);
• after approval of the Technical Documentation – enter data on the conducted and approved assessment into the State Land Cadastre (certified land management organizations also do this, as a rule – this should be done by the same organization that developed the relevant Technical Documentation on the regulatory and monetary assessment of your land plot);
• after that, it is possible to obtain an Extract on the regulatory and monetary assessment of such land plot through the portal of the State Geocadastre or the Centers for the Provision of Administrative Services (CNAP).
